The Seabrook model home at Living Dunes in the Grande Dunes of Myrtle Beach, SC is now open! In order to demonstrate the Living Dunes difference, we built a model home representing the unprecedented quality and higher standards to be expected in all our homes. The fully furnished 2,489 sqft, two story home features a first level master suite, 4 bedrooms total with 3.5 bathrooms. The Seabrook model is situated on a lakefront lot and includes an expansive front porch that maximizes the outdoor environment providing views of green spaces and lakes that surround the community. This available home plan starts in the mid $500's. Other available Living Dunes single-family home plans range from the low 500's to low 600's. Multi-family plans start from the high $300's to mid $400's.
This home boasts a beautiful beadboard ceiling in piazza blue which is typical of the Lowcountry architectural style.
Standard: Timbertech decking and Azek railings are low-maintenance and very durable. These materials withstand the elements of our coastal climate. Viwinco Impact windows contribute to the energy efficiency of our homes with high-performance, energy-saving glass. They offer more structural integrity with a lifetime of durability. Engineered to stand up to hurricane conditions, the Viwinco Impact windows also provide additional security against forced entry.
Upgrade: The Seabrook model features a 2nd floor porch. This is an optional upgrade to the base floorplan.
With 10 acres of lakes thoughout the community, waterfront living is available on many of the lots for sale, including our multi-family plans.
Standard: Hardie siding and GAF Designer roof shingles. Living Dunes is the first community in the country to exclusively use GAF Designer shingles on all homes.

Standard: A natural gas community, all homes include a Rinnai® tankless gas water heater along with gas for cooking and heat.

Standard: Authentic Reclaimed hardwood flooring is offered in all homes and is featured in the all common areas. Bedrooms include carpet flooring as a standard but can be upgraded to include hardwood flooring.
Upgrade: This great room includes an upgraded natural gas fireplace featuring a custom built reclaimed wood accent wall and mantle. Artistic features like these may be added as custom features throughout the home.
Boasting 42" upper cabinetry by Elmwood, subway tiles, and stainless steel Kitchenaid appliances, this kitchen is designed for convenience and functionality.
Upgrade: A furniture kitchen island and quartz countertops.
Standard: Myrtle Beach’s first Gigabit community, Living Dunes features the fastest fiber optic internet connection available. Gigabt provides speeds 100x faster than typical internet connections. The standard home automation package by GigaTECH includes an iPad air for controling front door and garage access. It also controls lighting, music, security and energy management. Additional home theatre and technology upgrades are available exclusively through GigaTECH.

Standard: The master bedroom is suitable for a king size bed and comes with a trey ceiling.
Every detail matters in our new homes. The master bathroom suite features granite counter tops with a double vanity and plenty of cabinet space. It also has tile flooring and a captivating floor-to-ceiling open tile shower.
